Advice on a 2 story rear extension

Hi, We’re thinking about having a 2 storey rear extension added to the house and also potentially, a loft conversion/rear dormer. From what I can tell, based on the house and it’s location, I can do it under permitted development, but I’m not really sure where to begin embarrassing 😳 Do I look for a builder, architect or structural engineer? I would really appreciate any advice or guidance on this please - thanks very much in advance folks!

Firstly speak with your local council regarding permitted development rights in regards to your postcode. Regardless it would always be best to find a local architect to draw up plans as this will give your contractor something to price against.
The structural side will come next depending on what you want to do and if required.
Don’t be fooled into thinking you need to use the local planning authority for building control as there are lots of independent companies that can sign the work off. And from experience a lot easier to deal with!

Without seeing the site there is no way to determine if you can carry this out under PD. There are rules governing heights and sizes to a rear elevation extension that need to be considered.
Bet to get some professional advice from an architect/architectural designer and start from there. Either way you will likely need drawings to show compliance and then the building regulation set.

hi , for a better price list, would be necessary the architect drawings , structural engineer will also necessary for you project , building control is looking after trades , for they will to the work following actually building standart , and following structural engineering report .
