Water under floor boards

Anonymous user 16/03/2024 - 2.45 PM

Hi all, I recently purchased a house (last month!) and when redecorating the house the flooring company found out that there was a pool of water underneath the house. The Seller had put a water pump under the floor boards (which stopped working at some point) to drain the water away. We did a survey on the house and it was never picked up. Seller had a lot of air fresheners in the house to conceal the damp smell. Electrical cables and hot water pipes were already in water. I have purchased a new pump to drain water away and not even moved in this newly purchased house. The water has a constant flow and it seems to come from underneath the ground. Has anyone seen this before- if you have, please provide possible causes . Regards

It could be a broken old lead mainspipe or if you have a high water table wet weather would bring the water to the surface but something is for sure you have water underneath your floor which would have to be investigated further.

It could be a few things without seeing where you are ground conditions and levels it’s hard to give a definite answer it could be ground water getting in or a spring under the house there is also a chance it could be mains water leaking from a pipe. A test on the water will rule out mains water. If it’s a spring coming up underneath then you may be able to drain it out if it’s coming from somewhere outside you would have to divert it. Is the house on level ground are you high up or low down is it detached semi or terrace? It could be an easy fix but I’m sure the chap who sold it would have done his own investigation. Really without seeing it it’s hard to give an answer.

I have previously experienced this, digging a driveway and drilled the footings, constant flow of water and a lot of it. Turns out there was a natural spring under the house

Hello , job i compleated in barnstaple n devon had the same problem in their celler, we excavated the ground around were the water was collecting, down about 900mm put a base in with rapid setting concrrete used plastic m/ h rings to get to level of floor concreted around the rings rigged up a submersible pump with time switch for water level, attached to waste pipe up and thru the wall to the outside of the building , connected to a drain blacked jacked , floor and replaced slate flooring . You could use dpm under your floor . That was 5 years ago and they ve had no problems with rising water .
