Roofing

Is it worth reusing existing tiles or should I opt for a complete re roof

Anonymous user 01/03/2024 - 2.57 PM

I live in a 1930s 3 bed bungalow with GRP flat roof extension at the back Judging by the neighbouring houses which we are built around the same period the tiles look to be the original ones . One side of the roof together with the extension which comes off it faces the prevailing weather, and it is in that section of the roof where I have experienced damp and leak issues. The main problem was in the flat roof, whereby water had got underneath the GRP and saturated the sterling board underneath. At first i thought there might be a fault with the GRP, but the flat roofer who laid it pointed out that rain water had got through the tiles and worked its way underneath the overlapping the sheet of glass fibre(about a metre up the pitched roof) and right along the sterling board. He also pointed out that the roofing felt was very brittle and frankly useless . Anyway he fixed the flat of and rearranged the tiles and so far we have had no more issues with damp or leaks since, however i am now wondering whether it would be wise for me to have the felt replaced with breathable underlay and the battens as well. Most of the tiles look OK, they are concrete plain variety, however I suspect being themselves relatively brittle, quite a few will get broken during the process. With that in mind, would I be better advised to opt for a full re roof Thanks

Hi Michael, Given the age of your house and you suspect they are original tiles , then i would say replace them , The average concrete roof tile has a 50 year life span and you have nearly doubled that . In my opinion it would be wise to go for a complete new roof . Regards Darren brown .

I personally would re roof the whole roof as the tiles are brittle which are nearly 100 years old
