Building control sign off

Anonymous user 01/03/2024 - 2.57 PM

Our builders “completed” a job back in March and have since failed to get our building control sign off. According to BC they have not submitted any evidence of the extension since they first stated the build had started. Now they’re not responding to calls and dragging their heals. All moneys have been paid and we are now worried our build won’t be legal. What can we do? They also need to fit a new circuit for electrics which should be included in the price. Any help greatly received!!

Hi, not wanting to rub salt in the wound but money should be held back until final completion, included in final completion is all relevant paperwork. This should include gas safety certificate, electrical test certificate both of which the BCO requires before issuing final certificate. It seems to me that the builder hasn’t requested site visits from building control at the usual stages of the job? It’s clear your builder has gone AWOL because of this but it doesn’t mean they haven’t built it correctly? It is possible I believe, for you to request building control to visit the job and ask them to check it/snag it and provide a list of faults if there are any. You could then employ an electrician and plumber directly to provide certificates and sort the new circuit. It may cost you a little extra money but you will have peace of mind. I hope that helps. Regards Craig

If there is no inspections on any of the stages its a problem for the owner of the property and the council because see what works have been done Getting the other certificate no so much

Building control should have carried out an inspection prior to starting work, to examine existing footings, then another inspection on the strip footing prior to building exterior walls, then another inspection on pre plaster, and a final completion inspection, the builder would have to submit an electrical certificate from a qualified electrician to council to gain a completion certificate and like wise for a gas qualified engineer if any gas works are carried out, if the extension was completed under approved plans building control will have a record of this and the client can pay b.c for a retrospective inspection, but electrical and gas certs will still be needed, if it was carried out under permitted development then a building notification would still need to have been submitted before any works started and the building control officer would carry out regular inspections, if there has never been a building officer on site through the whole build then a call to the local authority and explain the situation is the best way to progress

You may have to employ another builder to dig to see if foundation are deep enough then remove a section off floor to see dpm and installation. Walls enough ties and correct insulation. Above ceiling check on joists and plate fixing. This is going to be ready for building control to inspect and give you advice on there findings With out your final you will find it hard to sell at a later date
