Council permission/planning permission approval for an extractor fan in Lambeth?

Anonymous user 28/02/2024 - 4.02 PM

Hi, I am a leaseholder in a 1st floor ex-council flat in Lambeth. I have a serious mould problem in my bathroom and need to get an extractor fan fitted. An electrician visited and said it would be possible to get one installed with the vent exiting on an external wall. Do I need to get permission from Lambeth council, as well as planning permission and/or building regulations approval to do this? Apparently I need council permission if I'm making a structural change however I'm not sure if this counts as a structural change or not. Another option was to get one installed in the window, which as far as I could tell from the council website I do need permission for?? Many thanks,

Are you a tradesperson and able to answer this question?

Drilling a 100mm diameter hole through an external wall is not considered a structural change. The only requirement is that the electrical work complies with wiring regulations and building regulations, including Part P, and as far as I am aware, no planning permission is needed either.

Safest bet is to ask your council. You got your back covered then.

have you considered having a flatmaster pozidry system installed? We fit loads of these down in Cornwall and find they work very well getting rid of damp and mould. Goodluck.

Hi. The work does need to comply with planning regs as it's in the bathroom and a 'special location'. Any electrical work needs to be notified to local building control. A registered electrician can self certify the work for you, but they would need to be registered.. You can check here to see if they are >> competentperson.co.uk/
