Garage 3.5m x 8.5m with pitched roof, within permitted development?

Anonymous user 16/03/2024 - 2.44 PM

Hi, I want to build a garage 3.5m wide by 8.5m long (under 30m² to avoid planning permission/building control) but the height restriction of 2.5m to the ridge is quite concerning. Is it possible to build a pitched roof garage within the height restrictions? With 2m walls, I calculated the pitch of the roof to be just under 16 degrees, and can't seem to find a definite answer as to if: A) Such a low pitch is workable. (from what I gather it is, but requires special tiles?) B) Such a low pitch would look odd. Thanks.

you cannot avoid building control, whilst permitted development allows for building work without planning it does not allow any building work without building control signing it off. good luck Alex

Maybe look at changing the roof type. Scillion type roof may be an idea. Hope this helps.

Changing the roof structure maybe your only option I would recommend a flat roof of some sort (mineral felt) is best in my opinion

provided the building is 1mtr from your Boundary and is free standing you do not need planning you will need building regs
