Restoration & Refurbishment

Cintec or Helifix, across the cracked sections of masonry and the re-plastering - cost

Anonymous user 09/03/2024 - 3.25 PM

Hi, I am in the process of buying a house and just had my structural report through as there was a noticeable crack internally (and after the initial survey report was also external as well) in the kitchen. The report has come back to have "Vertical vee crack in brickwork panel on the northeast corner of the property above and below dpc level. The crack extends for 26 courses above dpc level. The brickwork at the northeast corner at dpc level has rotated." They have recommended stitching anchors, Cintec or Helifix, across the cracked sections of masonry and then re-plastering." I received a rather high estimation cost from the surveyor and was just wondering what the average price would be for this kind of work, as googling online seems to suggest that this should be cheaper and still affective option. Any guidance would be greatly appreciated.

Are you a tradesperson and able to answer this question?

i am not a brick layer so not possibly the best person to answer your question. However, i do know things can go horribly wrong for you if you take short cuts. For instance, you just filled the crack with rigid filler, this could lead to something called ratcheting. When the building wants to expand again, say during the summer, it will no longer have the expansion gap. This will force the exterior walls to bow. A gap will form in the brickwork and the cycle repeats. Do what the surveyor recommends, use Cintec or Helifix get a competent builder in.

Heli bars set in resin should do the trick. I have crack stitched a few properties, but It does depend on how bad the separation of bricks is. Wall ties may need inserting also to sure things up. Hope this helps.
