Roofing

My neighbour has had roofing work carried out but the ridge tiles have not been fixed properly

Anonymous user 09/03/2024 - 3.25 PM

We live in a terraced house and have a slate roof. A couple of years ago next door had a new roof, composite tiles. 3 weeks ago I woke up to water coming through our bedroom ceiling. We got a local roofer in to have a look but the weather was horrendous and he had a quick look advised that the flashing around the skylight had moved and we had a couple of broken tiles. We instructed him to come back and repair 5days later he was back on a fine day. It transpires that the flashing has been pushed out by the ridge tiles slipping down 8inches! So I had an 8inch hole in the roof as well as the roof being exposed around the skylight! He advised that whomever had taken the ridge tiles off had only used mortar to fix them down which doesn't bond to the composite tiles. The cost went from £150 to £450! We instructed him to continue after all we had water coming though the bedroom ceiling which by that time the hole was the size of a dinner plate. We've approached out neighbour, showed the before and after and asked her to contact her roofer to check the ridge tiles at the front. She has no guarantee and her roofer says he's too busy to return. We have now noticed that the front guttering is starting to belly out a bit and I'm terrified that the tiles will fall on someone. Who is responsible and what should we do next? I just can't afford to keep paying out.

Are you a tradesperson and able to answer this question?

You'll need a written report outlining the fault and costs for any repairs relating to your property if you feel the damage relates to your neighbours roofer. In my opinion there both at fault!

Obviously the neighbour is not to blame because they put their trust in the person who did the work. But in my opinion if they can't get the roofer to come back then they should foot the bill for someone else to put the problem to bed.
