Estimate to Fixed Price Quote without discussion and other issues

Given an estimate for 100m2 extension plus a new roof over bungalow. The estimate states "remove existing roof". It went from an estimate without discussion to a fixed price Quote. For a fixed price quote I would have expected set deadlines. Build started in April and was told we would be in the extension prior to Christmas minimum in fact they expected it to be totally completed by Christmas. Payment Plan agreed. Two weeks after the start we were asked for a deposit due to issues with materials which we provided. Basically we had one man on site the majority of the time. We were asked for an advance payment on one stage we paid it on the Friday all work ceased for a month on the Monday. We asked and asked for them to notify us when they were not going to appear on site to be ignored. Was asked for other payments before the stages were completed. Found out Saturday that they are not putting on a new roof told me we don't need a new roof? Although the current roof trusses are breaking down. The windows to the extension will not be installed until Jan 2022 and they started plastering without covering the windows and doors everything open to the elements until I insisted they cover them. The plaster boards were being installed as the electrician was trying to wire the build, he then had to crawl about in the loft space instead of wiring from below. Promptly put his foot through the plasterboard ceiling. We have completely lost faith and confidence in the builder. We are currently at a stage we know we will not be in the extension for Christmas and we want to call a halt, get other tradesmen in to complete the work. Will this be easy to do considering all the issues?

Hello there .i would totally cease all works and under no circumstances pay anymore monies to the contractor.if there not doing things by a standard theres goong to be problems down the line.i would find a registered builder who has a good reputation by his customers feed back.rule out all the problems and start from there.see how much its going cost to rectify all works and get an assessment of the contracts of work to be carried out . One point to make is to get a surveyor to write up a folio of works for proof and see if the builder is going to correct the problems and if not ,go the legal route and ask for a draft of materials bought and labour cost to see if you are out of pocket.

I would advise him to cancel the contract and get another builder with more experience to complete the job. Most recently I had a client who called me to finish and rectify someone's mistakes at his project which wasn't that easy because was a lot of things which was done very bad. make sure you as for certificates, diplomas and others type of trades verification cards and time in the UK doing building in the building industry
