Roofing

Building regs for reroof...work's already started!

Anonymous user 03/03/2024 - 3.40 PM

Hi, My house (victorian terrace) has a pitched roof with traditional cut timber construction, clay tiles and a bitumen impregnated underlay that's in a bad way and developed quite a good leak. After phoning pretty much every roofer I could find online (I'm new in town and my mates knew no one) I got 3 roofers round to inspect/quote and decided to have the felt/battens replaced and to reuse the existing tiles. As it stands now, the front half is untouched and the rear half (where the leak was) has had old felt/battens removed, felt and battens replaced and tiles 2/3 replaced. I don't trust the roofers and think they're doing a bad job, and they don't like me for keeping an eye on them. And now, through this website, I've just discovered that this job does need building regs approval. This has never been mentioned and I was blissfully/painfully unaware. There's no way the work is being carried out to any sort of standard. What are my options? I'd be delighted to get them off my roof before they do any more damage, without being screwed out of more money. Thanks for any suggestions!

I also recommend you contact to Planning department of your council. It seems to me you will need to apply for Regularisation Application. It is a retrospective application relating to previously unauthorised works i.e. works carried out without building regulations consent. We can help you to file Full Planning Application and Regularisation Application. Good luck.

I do agree with the answers as for stopping the work and calling the local building control office but you may be asked to submit the relevant documents and pay there fees as in some cases this needs to be done before work starts, its always best to check with building control before any work is carried out .
