Roof leaking at corner

Anonymous user 03/03/2024 - 3.40 PM

Hello, we have a leak in the top corner of the roof on our Victorian Terraced house. The internal wall in the loft is saturated with it rains (roughly an area of 30-40cm) Over the past 18 months we've have old tiles and felt replaced with composite slate and a new membrane and repairs to the parapet which now have coping stones on. I observed drops of water on the membrane thats beneath the slate. When looking from outside everything looks sound and water tight. The flashing that is over the slate has some little bumps so maybe water is getting in through there? The guttering is also placed high but not sure that would cause the internal side walls to be saturated with water. I am really stumped and would appreciate any advice or if you've encountered this problem before and how to best fix. Thanks!

Are you a tradesperson and able to answer this question?

If there are lots of droplets on the underside of the felt, you could be looking at condensation? The loft could now have less than ideal ventilation. Depends on the volume of the loft & whether there are air gaps around the soffits, and how much warm & moist air is leaking from below. Even a small leak of warm air on a cold night can cause a lot of condensation. Check seals around light fittings, cracks around the tops of walls. Old loft hatches are particularly bad for it, consider a sealed model such as Fakro.

Without seeing the repair the breathable membrane might not be doing what it is supposed to do I always use Proctor Roofshield membrane which I consider to be the best it allows the roof to breathe without the need for any. air gaps or secondary venting would also supply and fix continuous vent to eaves under bottom row of slate
