Hi,
I'm hoping someone can offer some advice regarding - and possibly fix - a leak, please!
During mild to heavy rainfall, water leaks into our upstairs bathroom from the top and middle right hand side of our window - between gaps now in the silicon.
The builder who fitted both the window and guttering has checked them and says they're fine. He cannot work out how it's getting in and therefore fix.
Please can someone help? Happy to supply photos and a video.
Thanks in advance.
Update 12/09
Thank you for the answers, much appreciated : )
I should have been clearer regarding the gaps in the silicon, they are in the inside where the water is coming into the bathroom (no such gaps visible outside)
Resealing inside without fixing the leak would only mean the water ends up elsewhere?
As suggested by Luke (thanks) I will try the spray test.
Update 13/10
I've tried the spray test, working from below the window to the roof and water isn't leaking in....
Any other suggestions please?
Thanks again
Are you a tradesperson and able to answer this question?
Hi with water coming in from anywhere it’s an elimination process. For 5 minutes of his time he should of re sealed the window anyway to rule that out!!!! Even though it’s showing by the window it could be coming in above from the roof/facia.....and dripping down. From my experience being a window installer the first thing I would do is re seal the whole window. Then if it’s still coming in check the roof/facia. Hope this helps.

If theres is gaps in silicone that's the reason
But first check the following
Is the top of frame foamed and sealed
Is bottom foamed and sealed you have allready said theres gaps in sides get any gaps sealed.
Do a water test ie get hose pipe spray window for five mins just the window nothing else.
If the window does not leak spray brick work above window (could be cracks in brick work)
If it's not that spray roof above window could be slight gap in roof and it's running down cavity onto top of window then down sides of window.
And finally if it is coming in at bottom corners of window he as not sealed cill to frame If it's this window needs refitting ends/sides of cill need sealing.
But after all that if there are gaps in sides I'd safely say that's the problem
I forgot to ask do any openers not close fully and is any drainage blocked
If u say u now have gaps in silicon? That's 1 point, 2,modern widow fitters at times take out windows and relay on foam to stop up large gaps , 3,if problem persists the rubbers need checking ? If twisted and not fitting correctly, lastly remove window and check area, step out glass and rubbers ,render any broken bricks
I've been to 3 such as yours. If facsh and gutter are up to the under side of the roof. All of 3 needed to have the first 3 feet of flet replacing hope this will be of help kev
