New build has fake weep vents

I'm buying a 4 year old house and the survey found the weep vents are 'fake' and not installed properly so need installing. I have asked the buyers to sort this but they have said to claim through the new build guarantee will take a long time. Does anyone have any experience of this? Is it a big job? It's a small 3 bedroom detached house in Derbyshire

This is a very big job as the weep holes only work if they have a damp tray behind them otherwise there’s no point putting them in because the water run straight down the cavity

Weep hole should be install on top of the dpc trays to allow any water to exit the cavity , the task is simple as long as the dpc is not faulty too or badly installed. I would suggest removing a brick ( core hole ) at all dpc tray positions to survey the initial installation. Once you have confirmed the condition a repair can be carried out, unfortunately more investigation is required before the task in hand can be confirmed. Hope this is of some help.

This can be a very difficult and time consuming task to complete as youd also need to install a damp tray behind the sweeps meaning youd have to take out sections of the wall by bit to enable the installation of dpc then build back in whilst supporting the structural integrity of the building

The installation of the weep holes is no big deal so long at the cavity damp tray is installed correctly behind it. This is a defect that should be covered in the warranty
