Difficult access roof valley possibly has leak where it meets gutter - is it going to cost £££?

Anonymous user 28/02/2024 - 4.02 PM

Our semi-detached house has a rear two-storey extension with a pitched roof. Where the extension roof meets the main house roof, the valley runs down to some guttering. The room below the valley has a water patch on the ceiling/wall where the paint has peeled off and the plaster looks a little mouldy. We've only just moved in so don't know if there is an active leak or not. Can't easily access that corner of the eaves as there's a loft-conversion and eaves storage has the corner boarded up. Had the gutters cleaned in case a blockage was the issue - they used a drone to take a photo and showed us - gutter was already near enough empty. Suggested that the mortar under the tiles where the valley meets the gutter looked like it had crumbled and/or there was a flashing join in this area that might be the problem. The valley is on the side of the house joining the neighbour's house, so with our extension and neighbour's conservatory, access looks tricky. Are we going to need to shell out £££ for scaffolding just to get a diagnosis?

We use drones to get a close look before shelling out for scaffold

Hello, my advice is to see if one of your local roofers own a drone, we use them every day and the save the customer lots of added cost, this survey should be totally free because it helps both you and the roofer, hopefully this helps. Ron

You could use rope access to provide a safe, cost effective solution to accessing your roof to get a closer look at what could be the cause and then make any nesaserry repairs.
