Garage conversion / extension

Hi, wondering if you could give me some guidance here. I work now most days from home so I have been thinking about using my garage as office and utility room . This is a semi detached house with a side garage at the back of the house. The previous owner built an extension to the rear of the house, the extension ends where the garage starts, so there is no connecting wall between the garage and the extension/house , so basically the back right corner of the extension touches the front left corner of the garage - hope it makes sense-. At the moment we access the garage from the back garden since there is not connection directly to the house. I would like to covert the garage to home office/ utility room but only if I can manage to get access to it from inside the house, which means we would have to extend the garage forward so it can be "attached" to the house extension, then open a door in that wall to give access to the garage from inside the house. Do you think there are chances for the council to approve the garage to be extended so it can be attached and give direct access to the house?

Hi Aleh, There's a good chance that the council will approve this kind of work and generally speaking it falls under permitted development. However, it is dependent on a few other factors that are site specific for it to comply with planning policy. For example, are there sufficient curtilage car parking spaces remaining if the use of the garage is changed, will there be sufficient amenity space remaining (50% or more) etc. Another thing to consider from a design perspective (again, site specific), will you still have access to the rear garden without having to pass through the house? Considering that it is a semi-detached and not terraced. Although, this is not always important to people, there are design solutions to get around this. Any other queries let us know.
