Building patio above air brick
Anonymous user 09/03/2024 - 3.24 PM
Any suggestions for this: I have an external door to the garden which I want to replace with some new bifolds. Problem is that there is an air brick with ducting to an old suspended part of the house. I want a flush finish to the patio area and into the garden. Is there anyway round this and keeping the air flowing adequately. I’m fitting an ACO drain round which should sort any drainage issues out. But worried about the ventilation.

1) The first thing the patio has to have the flow of water of the patio so the grids are not needed
2) Remember that you cannot go above the Damp Course
3) If this is a old property I would recommend a Damp injection
4) Take the old vents out clean the Air intake area
5) Run out ducting from the Vents to go under the paving
6) Then if the patio is level to the paved use the telescopic Air Vents
7) Remember you must have Air Circulation this is crucial

Vent the underfloor into the side of the Aco channel at the top just blow the level of the shoulder that supports the grid. A rectangular slot measuring 40mm x 225mm long will give the nominal flow rate of a 225mm x 150mm brick vent

Please don't listen to any advice relating to chemical injection to an old house. Absolutely not!
Your subfloor will obviously need good air flow but on occasion the air will be more saturated so the underneath timbers will come into contact with moist air. Either try and install a vent in a different area or construct one around the alterations.

1st off, the ventilation to your sub floor must be vented so extending the ventilation is 1st and foremost.
If the old part of the house which has the ventilation has 9 inch solid brickwork then I would not advise raising the floor level above the dpc as this will cause damp penetration.
Damp penetration can be caused by splashing rain off the paving onto the brickwork, that is why the external finished floor level must be at least 150mm below dpc.
I hope this helps, Wayne
