Damp Proofing

No sign of damp anywhere

Im selling my Victorian house and homebuyer survey says ive got damp. No sign anywhere no smell no peeling wallpaper or black mold. Plaster looks as giid as it was 12 years ago.Good ventilation and heating. Ive looked everywhere no sign. No blocked gutters no water on outside walls. Am I being scammed??

Hi, there could be a underling issue that is causing a moisture present readings on a damp stick that is not visual to the eye, offer thermal imaging surveys of internal and external structures, we also carry out full surveys of other key elements I.e roofing and brickwork, internal plumbing repairs,we can assist you with a survey to help in this situation.please feel free to contact our surveyor

I would get a second opinion..maybe you have the start of dampcoursing failure and the damp metre is just starting to pick up readings

Scammed is probably the wrong word to use. First is got to be said that the naked eye does not always pick up on dampness and readings should be taken by an experienced damp specialist to check whether any exsits. That said , i've been reading Mortgage reports for over 25 years and they have been getting more vague and bizzare over the years. The often miss very obvious problems and then , perhaps as in your case highlignt problems like damp where there is no problem . They do this simply to cover thier backs. They know a property like yours can be prone to damp so say there may be some , even if they found none themselves . If they do this they must also say , sub floor timber must be checked also . They then pass the buck onto the damp inpsectors and not themselves. Its all about liability in mortgage report. They also know its highly unlikley that fitted carpets or laminate wil be raised to check any timbers . To do so may cause damage and like them , we aren't going to be liable either. The best we can do is look for the tell tale signs of joist /timber rot and guestimate (based on year of experinece I might add ) the problem and cost. Hope that helps. Phil
