Can I use a mix of clay and concrete tiles for a new roof?

Hello. 1. Would it be possible to use clay tiles on the front (for the look) and concrete tiles for the side/back (for the cheaper cost) on my roof? 2. Do I need building regs for a replacement roof (or can roofer self-certify the work). 3. If I am replacing my clay roof (not changing the shape etc) do I need to comply with any insulation requirements. Many thanks!

Hi.
Yes you do have to have building regulations to change your roof.
These stricter regulations were bought into place to ensure that all new roofs are well insulated and adhere to new energy efficiency standards to help meet national energy targets.

If your current roof is clay you need to put clay on the hole thing, if you want to have concrete you need planning permission for local council planning officer to decide if concrete tiles are acceptable for your street.
Currently concrete tiles are more expensive then clays at the moment due to demand, and wait times are up to 6 months for concrete tiles.
Building regulations is technically required, as they want to see if you met the insulation requirements, concrete tiles are also heavier then clay so building regulations will wanna see the roof structure reinforced to withstand the new weight.
If you don’t want the hassle and extra cost of planning or building regulations & can’t afford to upgrade the roofs insulation, I’d always advice putting back the roof exactly as you found it, eg like for like and just make sure you meet other requirements, like adding air ventilation with fascia vents, dry ridge system & eave protection system, and using regulation batten and breathable membrane that meets the requirements for BB5534.
This way if you sell and new home owner has the money and wants to upgrade the insulation, you done 50% of the work by adding ventilation to the roof, these “upgrades” won’t break the bank and make sense doing whiles a new roof is going on air flow into the loft keeps timbers healthy and dry too, mind you insulating the roof properly with fibreglass insulation roll over the loft floor isn’t very expensive, you don’t have to use top of the range PIR board in between the rafters.

There is no reason why you can't have different tiles on either side of the property however if the property is in a conservation area you might need to get approval for this.
With regards to building regs,some local authorities require you to make a application to re roof if you replace more than 25% of your roof there is a small fee for this but they will send someone to inspect the work and confirm it meets current standards ,I hope this answer helps .
