Best type of new flat roof + insulation, allowing for adaptation into a roof terrace in the future?

Hi, We need to replace our flat roof (5m x 10m, currently felt which is experiencing bubbling) and add insulation (which the current roof doesn't have). In the future, we'd like to convert the flat roof into a roof terrace, so would need the roof material to be able to accommodate this (e.g. adding decking, roof hatches with stairs coming from the floor below, outside furniture, etc...). I know this would likely need planning permission, but we're not worried about that right now - we just want to make sure our new roof will best be able to accomodate our future plans. We have a budget of about £5k, and would ideally like a guarantee for 10+ years. What materials would you recommend? Thanks in advance for any thoughts and feedback! Richard

Hi. I would advise you to use Firestone Rubber, which I find is the most reliable EPDM product on the market, then a loose laid protection layer placed on top, for example, an 8mm plastic or rubber paving support pads, which allows the water to drain easily away under the slabs. If you are considering installing handrails, you will probably need planning permission. Additionally, I would advise you contact a local structural engineer to make sure your roof can bear the extra weight load. Good luck, Adrian AD ROOF SPECIALISTS

I’d maybe look at using single ply rubber that you fix with the heat guns rather than torch on. It’s much thicker than the Firestone rubber so won’t rip as easy if anything did catch it. I know it’s got a seal on it unlike the Firestone but I’d say it’s more durable for the job in hand.

I would suggest using Polyroof GRP system , it is an absolutely outstanding product, can also add anti slip to resin when applying. Again like any of the products on the market its who installs it that really matters.
