Electricity reconnection after tenant turn house to cannabis farm

Anonymous user 09/03/2024 - 3.23 PM

Hi, i have a property and only just rented it out for 2 months. And the tenant turned out to be planting cannabis. I have called the police and they have taken all the cannabis away but ordered western power to cut off the electricity. My issue here is that western power is charging us £4,700 to reconnect the electricity. I seriously don't have the money. Does anyone know that is there any other independent service providers for this type of contestable work? I have contacted a few and they all do either commercial or more than 28 properties only. Any recommendations? I'm really running out of options. It feels like that I have been hijacked and have to use western power no matter what price they asked, I still have to pay. Even if they say their charge is £20,000, I still have to pay if I want my electricity back.

Just wow. Take some pictures of the main fuse and consumer unit. Upload them to a forum where you can get more advice. Probably it's a very simple process to reconnect the power and shouldn't cost that much. I would ask an electrician to install a 100 amp isolating switch after the meter but before your fuse board. If the Network operator 'DNO' sees this they might be more willing to reconnect. It shows they are not reconnecting onto a compromised installation. Also you may need to have your electrics inspected despite having no power. This would also provide further evidence that your electric installation is safe. I'm sure the £4700 figure is the maximum and just being recited by someone at the company who isn't that well informed. I would try and speak to someone at the network operator who is willing to give you more advice as to what you need to do. The price they have quoted is for something like installing a new supply for a new house. I would of thought all they need to do is replace a fuse or connect to your meter. A 20 min job for someone.

Wow 2. I deal with WP regularly on issues relating to service head supplies, on behalf of customers. I have to say I have always found them very amenable and helpful. It does sound like a miscommunication somewhere. I think your starting point ought to be to engage a registered electrical inspector to examine the installation. This is a requirement of BS 7671 on a change of tenant and in this instance; also a potential change of usage. Cannabis farms use heavy duty lighting that has to get supplied from somewhere. I did an inspection in a house in the valleys a couple of years ago after a similar issue. Connection was made to the upstairs lights - supply wires dangerously re-configured at board. This circuit needed to be entirely replaced as the wiring had cooked through misuse. Fortunately, this was all the works required and I was able to issue appropriate certification. You too require a clean EICR and/or appropriate certification for any necessary remedial works identified. This means your installation requires a full periodic inspection and any previous certification ought to be made available to the person carrying out the inspection. The service head (including WP & DNO equipment) forms part of this process. Any competent inspector could probably ring WP on your behalf and help resolve your problem. Hope this helps. Good luck!

The equipment is owned by the DNO (western power) and they only allow their engineers/suppliers to commission and re-energise their equipment. Its illegal to work on it unless authorised by them.

Check your insurance to see if you are covered for this type of event. Usually, cannabis farmers by-pass the meter. If the police are involved you get a case number. Just give this to your insurers.
