Roof installed 2017 with no guarantee, is that usual?

Hi I'm buying a house to which has several flat rooves. The survey has come back to say that they need replacing, but the owners say that they installed them in 2017 but also cannot produced the guarantees. Is that common practice? Should they not have them? Further to Alex's answer below. (but for some reason I can't reply to him directly?) I have a building regulation completion certificate, so have that paperwork, but no 'trail' as such to say what work was completed and by who. I have contacted the council but they say they don't have those details on file. I'm getting a second survey done and will then get a professional opinion from a roofer as to cost, but I just think it's odd that they have no guarantee from the contractor who did the roofing job. Is that not standard to issue one? Or is the buildings compliance the only paperwork that is needed? It seems very odd that surveyor a would say the roofs are already in a bad state after 4 years but they've been signed off by coucil??? Thanks for your detailed response Alex. Much appreciated. Shame you're not in the part of the world the building is. :)

Have they been signed off by building control, it sounds like all these jobs where part of a bigger project so therefore should there be a paper trail leading back to the council BC. As far as a guarantee it's generally the contractor that guarantee his roof. You really need a second opinion on the condition of the property. Realistically without a paper trail of work completed its a gamble on whether it's been done correctly if the surveyor is picking up flaws then you could be buying a lemon. generally it should tell you who the agent was that carried out the work or the council should at least have a note of who actually paid for the regs , this is generally the agent as its included in any written quote, the fact the seller is a bit reluctant to give out any info would be ringing alarm bells right left and center, this sounds like it was a mate of his that done the work for him on the cheap with no guarantee, either that or he is one of the del boys favorites pay your money and ask no questions in cash and you get it cheaper its guaranteed till we have left the premises dont call us we will call you, what type of material is it on the roof as even felt should last a lot longer than 4 yrs, without looking its really hard to say how bad or good the job is, unfortunately there are a lot of poor quality materials on the market ,people are always chasing a cheaper job & tradesmen are always looking for cheaper materials for every material we buy the builders merchants will sell hundreds of cheaper materials N.H.B. generally only guarantee a roof for 2 yrs and the worst offenders for using cheap materials are councils, large building company building merchants are terrible for stocking cheap materials you generally need to ask them to get stuff in for you i personally kicked a housing associating into touch when the complained about me using to expensive materials they wanted me to us the cheapest of the cheap a told them they needed someone else. the building compliance is only to say its up to current regs as far as insulation/ventilation and construction/ safety at the time of completion the fact your surveyor is picking up flaws is a big red flag generally surveyors are very cautious about making such statements its really a shame as most tradesmen are happy to guarantee there workmanship & the materials they have used as they have worked with them in the past and know how they will perform over the long term so you know how long it should last, it also very strange the owner has paid someone to carryout work without asking what type or length of guarantee is the work covered for generally you would get a detailed quote saying exactly what was going to happen and what materials were going to be used what boarding ,covering is it a warm or cold roof ect, & how long it is expected to last Good luck Alex

Generally we offer a standard 10 year craftsmanship warranty. Unfortunately there are many flyby night outfits that will do the job and run and the warranty is for as long as you see their brake lights. Always get a detailed quote with materials, a good tradesman will list the brand if they are installing good quality items. sometimes a warranty will not be given if someone is just doing the bare minimum to sell a property which is quite unfair to the unknowing new owner. Hopefully you can get a paper trail for the works done, if not get a tradesman to give you an idea of costs and knock it off any offer on the property, it might force them to track down the person they hired to do the works.
