Lead flashing around chimney correct fitting?

Anonymous user 03/03/2024 - 3.39 PM

Hi hope everyone is well. I have just had a new roof fitted but they have a real mess of the flashing around the chimney. The boss of the company says he will come personally tomorrow and rectify this. At the moment it's just slapped around ( not stepped) and every face is a different height! As the chimney sits smack in the middle of the ridge tiles I need to know whether when they come to fix this bodge job the flashing should be over or under the ridge tiles. The ridge tiles are a dry fix. I really need to be sure the job is done right this time as I don't want these people back again. It would be much appreciated for anyone to advise me exactly what I should be looking for before I let them leave tomorrow. Any advice appreciated. Keep well Regards JR

Hello, either stepped or individually fitted, makes no difference really, the flashing should finish under the ridge, this will stop any issues in the future, if your new roof is a large tile ( pan tile ) then a stepped cover flashing should be fitted, if it’s small tiles the soakers and a apron should be fitted, if you say this to your contractor he should know this, hopefully this helps you out. On a larger tile it should have a saddle fitted at the ridge point and dressed under the ridge that meets the chimney then a step cover flashing minimum of code 4/300 on a profiled tile I always go for a individual soaker on a larger flat tile like a Marley modern sandtof calderdale such as a small tile plain concrete rosemary manmade slate or natural slate should have code 3/150 individual soakers and a code 4/150 step flashing
