Who to get advice from for an uneven floor

Hi, could really do with some advice before I spend some unexpected cash. We had a floor fitter come in to fit laminate to the ground floor of our 2 up 2 down Victorian terrace which is concrete subfloor. He thought that on first inspection, while carpeted, the 12 mm laminate and underlay would be fine with the floor but it seems there is too much deviation and it bounces and therefore would break. So we agreed to stop the work and remove what he laid to that point, which was the hallway mostly. He states we need the floor screed, about 5-7mm throughout. As the differences aren't limited to one place, main cause being a gas pipe which has been dug in and filed over again and rubs through the hallway and in both rooms. (Again, not the only place of issue though) Just want to understand whether this is the only way and whether there is any other opinions we should seek before we do this Obviously doing this will be mess and upheaval so want to make sure its the right thing. Thanks all

Floor screed or self levelling will be more expensive than to just fit 6mm ply throughout and a lot less mess . Is grinding the high spots down an option ? Dusty yes but cheapest option .

I would say bags of self leveling is your best option, you could put 6mm ply on it but if you have got a gas pipe under the screed the last thing you want to do is go through it

Hi on a solid floor it really needs to be screed. The cost of screed should be about £10-12/m2 and ply should be £12-15/m2 so not alot in the price, but the ply will sit on the floor the same as the laminate so problem will be the same. Screed is also sold by the bag which will cover 3-5m2 depending on depth. For a little more cost quick drying screed can be used Which will only take a couple of hours to cure.

Bad advise by others. Do not use 5.5mm plywood as this is a finishing material and will only follow the contour of the floor. So you would still have the same floor levels. Grinder the high spots is a good idea but not suitable for a domestic project. Plus you would still be left with the low spots. A self levelling screed is the best option.
