Single storey extension to rear of detached house.

Proposed extension width 28' x 12' with sloped roof incorporating 2 velux windows. Internal area of extension to be open plan. Require 2 existing walls removing and steels installing to support existing structure (walls to be removed measure approx 12' each, 1 is not load bearing and 1 is.) I'm asking a rough ball park figure of approx time scale. I don't require plumbing or electrics. The extension will incorporate a set of white upvc french doors with side glass panels and a large upvc white window. The only drainage in question will be to move a rain water gulley. I will arrange for architect and if necessary structural calculations. Many thanks Jamie
