Renovation cost 4bed detatched house in Bickley, BR1 London

Hello, We are in the process of buying a 4 bed detached property in Bickley area in London Bromley. The house is a 1950s of 1700 sq feet and the vendor has changed boiler around 10 yrs ago and claims he rewired 10 yrs ago as well but all switches are very old. The roof has never been changed. There is not any sign or smell of damp. However the property is very old fashioned and all kitchen and bathroom dates to more than 40 yrs ago. All walls and ceiling are old fashioned wall paper. We think as it is a 1950s house it might need : 1. a re-plumbing 2.maybe rewiring and for sure changing all switches as well as 3.changing 1 bathroom suite, 1 downstairs toilet and to create 1 en-suite. 4.Also the kitchen should be changed, 5.all walls and ceiling should be scrapped off wall paper and maybe in need of plastering before painting them 6.All flooring is old carpet that has to be changed into wooden floor downstairs and carpet in bed rooms. 7.If a double story extension 3x12 metre each floor is added to the house how much does it cost? 8.Maybe we should change radiators as well if they are too oldish Windows are double glazed and in good condition. Is there any other thing that I forgot that you think should be done in these type of old houses? I appreciate your time and your advice. Many thanks in advance for your help.

i'm not to sure on london prices but up hear in gods country you'd get a full refurb for around 30k the extension would be approx 40k then you would have to decorate and fit kitchen on top so budget around 100k for the lot.

Get the roof inspected – it would be foolhardy to modernise a house only to suffer rainwater ingress upon completion. Circa 1950 – Asbestos – you need to consider what materials may be contaminated and what would it cost to remove these if positive for ACM Damp issues – are you likely to suffer from rising or lateral damp problems? Wooden floors can be cold and maybe the lounge would benefit a carpet (personal choice) Insulation to loft and walls would be beneficial to reduce heating bills
