Extra costs for roofing

Hi would appreciate your thought. We took 4 written quotes to replace our roof on bungalow 60 years old. Range of prices and we took middle price quote mainly due to reference for roofer obtained from neighbour. On day 1 roofer phoned me to say that having taken tiles off front of roof, some of the sarking boards were damp and would need replaced at an extra cost. He would also need to spray and treat some of the wood. This was quite a shock to us on a quote of already quite large.Extra cost was 25% on top of original quote. I suppose I wonder whether we should have been informed to expect to have a contingency fund depending on state of roof. The original quote said strip roof and renail sarking boards so presumption was that roof would be good underneath. Is it possible for roofer to know roof is not sound during initial survey and is it common practice to have such a hefty addition if sarking not found to be satisfactory ? Feel a bit unhappy about having to find unexpected extra funds, although realise this was not in original quote. Thanks for your help.

Unfortunately timber is extremely expensive at the moment so if there is a lot needing renewed then it will bump the price up a good bit. You can’t always tell until it’s stripped to be honest but he should have advised you about this.

I personally would not of charged any extra. The boards may not of need renewed if they were damp and not rotten and as for having to spray the timber why go to the extra cost and labour when treated timber is available

No.until you strip off the roof. You'd only know what you will find. If he gave you a fair price for the roof he has to inform you of whats wrong. It sounds to me as you don't want to pay the proper price.

Without knowing the whole story it’s impossible to say.. sounds like a travellers trick to me though. With sarkin board you can see from inside the loft if the boards are looking rotten. Timber is at a ridiculous premium @ the moment…. But it’s only 4-10 bundles of lath to do a new roof. Get rid of the sarkin board altogether.. breathable membrane , new lath , new tiles.
