How to see where my damp proof course is if it has been rendered over
Anonymous user 03/03/2024 - 3.39 PM
A surveyor has said "The DPC is not visible due to the rendered plinth pointing obscuring our inspection" . How can I tell where the DPC is if it has rendered plinth pointing over it? Surveyor says I need to ensure that the DPC is 150mm above ground, but I'm finding it hard to find DPC. Any tips appreciated.

Normally the render start from the DPC going upwards.
Anything below the DPC, if it is rendered, should have been done in thinner coat so to be visible and treated differently (water barrier etc).
1. Try checking by the front door or rear (if any). Normally the bottom frame sits on the DPC but this will depend on the layout of the house.
2. Alternatively, find a spot that is not too obvious and "chip" the render off in a vertical channel (100-150 mm wide) so you can repair at a later day. you'll probably notice two different types of brick. Et Voila, there it is, where they join.
3. 150mm in an ideal world but not if the previous owner has raised the driveway, patio, grass etc...
4. Change surveyor?

It just doesn't matter. The dpc will do its job whether you can see it or not. Telling you the dpc is not visible is a filler
