Roof rooms no insulation!
Anonymous user 01/03/2024 - 2.55 PM
Hi, I'm looking at getting my EPC renewed and it's currently an F so unable to let my property! One of the main issues is it says roof rooms no insulation assumed... as they are unable to see behind the walls in my attic, how do I go about checking for insulation behind the walls without forking 100s of £££ out!
Are you a tradesperson and able to answer this question?

Drill a hole and check if the drill bit has fibreglass on... if you have celotex or kingspan you will notice as well. Feel free to check spray foam tech Facebook you can see there lots of rooms in roofs been insulated. Thank you

In an inconspicuous area cut a small section out, with a 30/40mm hole cutter, will allow you to see in to check. Then fill the hole once your done.

As mentioned, the best way would be to drill/ cut a small hole. It is important that you leave the hole so the DEA (person completing the EPC) can confirm that your room in roof is insulated as unfortunately they will not take your word for it.
Bearing in mind, depending on your EPC rating, an insulated room in roof may not necessarily get your property up to an E.
Finally, I would advise against getting spray foam insulation - lots of people struggle to sell their homes after its been done and not to mention the potential damage to your roof.
