Screed too thin - who can check it?
Anonymous user 01/03/2024 - 2.55 PM
Hi, my newly laid screed has cracked and I can see that the depth in that area is 30mm. It is supposed to be 65mm and Building Control have also stated 65mm. I have UFH pipes set into it. I am worried about the stability of the floor as the insulation slabs were very rocky before the screed went in. Who can I ask to check this? Obviously my builder is saying its OK. Structural engineer? Screed company? Any advice appreciated.

Hi there
It should be 65m not half that
Due to it being half the size this is why you are having theses issues the vest thing I can suggest is to ask the person to correct the error

Given that the screeded floor is sat on insulation and the insulation is flexible the thin areas of screed will be more prone to cracking than the 65 mm areas. Please ask your builder to rectify the problem. Kieran Devlin

The screed should be at least 65mm, and needs to dry out completely before laying finish floor.
If you have not appointed a Project Manager or Architect to act on your behalf, your next best independent professional would be a structural engineer or independent architect.
DO NOT lay any flooring on top, until this is rectified. The independent professional will advise 'remove and re-lay'.

Hi , the main problem with that 35mm screed instead of 65mm, is the builder who made the proper floor before to BE FITED THE UFH, because if the floor not was in level the screeder guys took the lowest level of 65mm and in some parts the screed was thin than 65mm
