9 months and nothing is really finished

Anonymous user 01/03/2024 - 2.55 PM

Hi after 30 minutes typing I realised that this is limited to 3000 characters. Short version. We employed a contractor to carry out an extension 8x4 metres, plus extensive renovation works, garage roof, conversion 2 ensuites plus main bathroom, new kitchen flooring and so on. Many verbal discussions contract really poor but signed and states any extras to be agreed prior to being undertaken. 9 months later I have over 60 snagging issues, really poor craftsmanship and a builder who only turns up when they fancy. Yes the project was changed after week 3 but builders carried on with architect drawing all extras were discussed but now builder claims they are 15k out of pocket and I'm in a property that is not finished. Can the contractor legally charge me for these extras and is it acceptable to leave the works unfinished. I wish I coukd turn back time but this is where we at 9 months over 50k down the drain and a home that still looks and is a building site. Everything invoiced as an extra we paid for. The extras in question are supposedly because the plan changed about week 3, they have not invoiced us for this, and only mention it whenever I've threatened with legal action. I'm not seeking to claim any monies or any action against the contractor. I just want my job finished and to a good standard.

Are you a tradesperson and able to answer this question?

If you agreed to the extras they need to be paid. But there’s no excuse for shoddy workmanship which needs to be sorted out at which time and only then pay for the extra work.

Firstly I think they have underpriced the work by quite a lot we do this kind of work all the time and 12 weeks would be the max they cant finish because They have no money to finish you should not pay for any additions unless agreed by you and the builder this builder is not going to finish your job Find a new builder.

Hi how’s you , I’m thinking that this job was run over the whole Covid nightmare . I don’t have a full understanding of the situation but I would think if costs where agreed for the job and the extras 9 months ago your problem likely is that the building materials have went up in price across the board over 50% meaning really when your contractor sends you men and supplies materials today for a job priced 9 moths ago the job costs him a lot off money , I understand this isn’t your fault but the other side of that is it isn’t the contractors fault either and it’s very hard to get round , I would suggest that the best way forward would be to scrap the price make a list of works to be completed and have the contractor price your list to suit the rise in materials, again I understand you may not like this but bringing in a new contractor at this stage will cost you a lot more because they will be paying men days for testing where pipes go and wires the new contractor will blame every problem on the last contractor and the costs will just run mad , all that said the contractor would need to make sure the works are to your standard Thanks
