Standing water in shower tray

Anonymous user 28/02/2024 - 4.01 PM

Hi, We have just bought a new build house in the UK within the last month and have noticed the ensuite shower leaves a small pool of standing water in the front left side of the tray. It isn't a drainage issue as the water seems to drain fine but seems to be more to do with the fall of the tray being slightly off. The amount of water left isnt a huge amount but it's around 3mm deep and maybe 7 inches wide. The water remains there for as long as it takes to naturally dry so leaves a red residue/stain. We have escalated it to the builders bit they claim it is within the tolerance levels. My question is, should there be any standing water present and if so how much water is too much? Many thanks

This could be caused due to the tray not being level or drain being blocked

There should be no standing water, if there is then most probably the main waste pipe has not been installed with the correct incline to help the water drain away

Quite simple there should be no standing water, Get somebody in to rectify it, and give them the bill. If they fail to pay take them to the small claims section of the County Court. I guarantee they'll pay then, 100%. Regards Neil

Any issues you have will be covered within all guarantees and or warranties offered at the time of purchase. It should also be listed as a snag to the developer on site. Most developers offer a 10yr Guarantee for building defects, however this sounds like poor installation. In which case it will still be covered, but the company responsible for the install will need to come back to rectify the issue. Best practice would be to send an email to the developer and also if possible drop a copy into the show office if still on site detailing the problems with images. It sounds like an easy fix, the tray has not been installed level to ensure the correct engineered drop at the time of manufacturing. But when all is said and done, you purchased a product that in essence, is not fit for purpose and the developer has a legal obligation to ensure it is either replace if defective or rectified to nominal. (FIT FOR PURPOSE). Hope this helps. Best Regards ULTIMATE PROPERTY MAINTENANCE
