No evidence of RSJ?

I’m buying a 1930s terrace and the surveyor has flagged the need for building regs on a galley kitchen/diner knock through. On the property info form the vendor has stated ‘no structural works carried out’. The property has been fully refurbed by investors to a pretty high standard and the ceilings in the kitchen/diner look to have been lowered for spotlights. I’m hoping that they have put in adequate support but the RSJ isn’t visible. As we’re so close to stamp duty holiday ending and we’re almost at completion I don’t know whether to take an indemnity and rectify if needed afterwards or walk away? It was refurbed over 9 months ago and no cracks or signs of sag. Any advice appreciated!

Hi, I would ask that the sellers provide the indemnity insurance rather than obtaining it yourselves. This then would be at their expense and not yours, I’m sure they would agree to this to hold on to the sale of the property. If it is stated by the building surveyor then I can’t see why they would refuse this. Hope this helps and then at least you will be covered. Thanks Anita

Hi, As part of any refurbishment work the developer (if reputable and competent) should have a design along with calculations for any structural work undertaken, and in tern should form part of your completion documentation. Its essential that you take care of this now as this issue will raise its self again, if and when you sell? Any indemnities will fall on the side of the developer, not you. As a side note why isn't your conveyancing solicitor advising/ensuring that you are water tight in this area. Tread carefully. Regards Neil

If the ceiling is lowered and there are spotlights then remove one and inspect the void for a steel, or ask for hole to be cut in the ceiling to inspect if a steel is in place. If not walk away.
