New roof or loft conversion

We bought our semi detached house with hip and gable roof 2 years back. Our roof is leaking and multiple roofers told us that we need a new roof (quote: £5000-£6000). Wife and I are debating if we should do that or get our loft converted to a new home office. Which one will make more sense when it comes to the value of the house? The prices of properties similar to ours (3 bedrooms) on our street have gone up by about 20,000. I am assuming an additional room will increase the value by more?

As an approx cost for loft conversion between £30/£40k you would first have to see if your budget for that is available and then have to think that you would prob lose some space for new staircase which could mean loss of 1 small bedroom and if your new conversion just gives you an office only whether it’s worth what you may get back. Have you considered having the roof done if it’s in need then if possible a small extension to create the extra space thus keeping the upstairs rooms.

Subject to you finances, roof replacement can be upwards of £6k, it would be worth considering having valuation completed to see what value increase would be to add loft conversion. I would suggest loft addition would increase overall house value. Loft conversions small to medium size / spec, approx £16000 to £25000.
