Out of contract payment requested by builders.. or no more work

Hi there.. after a long 15 months on a 7 week project, our builder is now requesting an unscheduled payment of £5000 otherwise he will not continue the job. We have payed all stage payments so far, last being 11 months ago. There is a final £10k payment due on completion of works. FMB contract with staged payments. Can they hold us to ransom like this? They ripped our bathroom out over three weeks ago. Thanks in advance for any advice ETA: no out of contract works - this is all in the original scope that kicked off 15 months ago. Fixed price, staged payments, every two weeks based on 7 week job. Any extras agreed, invoiced and paid separately.

Firstly, what are the out of contract works? We're they authorised by yourself and a day rate/price agreed before hand?

They cannot ask for money from you without let you know before and both agreed on it. If there was extra work or extra materials spend they should told you before to do anything and you accept it. if that is not the case worth to check if they are registered Trusted traders Derbyshire or Nottinghamshire and contact them because can help you with this. If not then worth to call trading standards and tell them the issue and if they charged the £5000 without reason and without let you know about changes then may get help from trading standards
