Old coal house taking up space for dining room

Anonymous user 09/03/2024 - 3.22 PM

Hello, I'm so sorry if this doesn't make sense its hard to explain. I have got a house (not moved in yet) but it has a coal shed attatched to the house coming into the house. The door for the shed is outside but the walls of it go into a little room coming off the kitchen. If I knocked the coal shed down I'd be able to have a small dining room and was wondering if these are supporting walls in general? I know I need to get someone in to have a look properly but was just wondering if anyone had experience with this type of layout? will be July when I move in and I know a supporting wall will cost more than none supporting so just want to be prepared. Also In general how long would it take to knock it down and re brick the door and plaster etc?

Are you a tradesperson and able to answer this question?

Well I would take down an inspection patch of ceiling by each wall to assess what may be supported by them eg floor beams that might end on it . Check upstairs for any continuation of the wall . If you have a wall above it means a steel or a lintel is needed which may or may not need calculations to meet building regulations. Sounds like a 2 day job to knock down and clear and apart from paying for calculations and buying a steel if the wall are down and the above is supported from below it will take no extra time to put a steel in but if it is very heavy will need to hire a geniey lift

Without looking, most outbuildings with an internal doorway. Should have a overhead lintel. Then yes it could be taken down, but I suggest that you have a proper survey done first.
