Rubber roofing material
Anonymous user 01/03/2024 - 2.55 PM
I am about to cover a flat roof extension. The roofer I am hoping to use is proposing a rubber covering but another roofer I have used in the past is saying to avoid rubber as it causes condensation. Does anyone have any experience of how the rubber weathers and if this is true that it doesn’t let the roof breathe?

Hi,
The flat roof covering doesn't cause condensation, no matter which material is used. The way the roof is built will determine if you get condensation. Condensation will not form on a properly installed cold or warm roof, it occurs when either a cold roof isn't sufficiently ventilated or a warm roof isn't constructed correctly allowing the warm air to condense on cold surfaces causing the roof to sweat.

It would need ventilation if the insulation is below the structural deck (cold roof )
It wouldn’t need ventilation if it’s a warm roof construction (above the structural deck
