Flat Roof Leak, blocked outlet?

Anonymous user 28/02/2024 - 4.00 PM

So I had a leak in my flat roof over a year ago which I had some repairs done and it continued to leak. I ended up having a whole new felt roof put on in October. No issues until the other day where water started leaking in the exact same area where it was leaking from before after some bad rain. It hasn’t leaked for the last couple of days despite having some rain. My roof has not yet been looked at due to the weather conditions, but the roofer has said that maybe the outlet has blocked up and is causing pooling which is why it’s leaking in the same area. If this is the case, would it cause the roof to leak despite the roof being in good condition? Thanks Edit: the roofer was spot on with what he said. He went up on the roof and there was a pool of water not draining in the outlet. He pushed the blockage down and the whole pool of water started to empty. I appreciate what you’re saying David, but my roof was not done by a caveman and was not put back to how it was. The whole roof was stripped, boards replaced and new felt system installed.

Are you a tradesperson and able to answer this question?

If there Is no where for the water to go it would cause the roof to leak because if the roof has even the smallest of gaps, water will find its way through somehow. I suggest having the outlet inspected further to eliminate possibilities.

If there is no run on the properties roof/no where for the water to go, the water would find its way into the smallest of gaps and into the property. You should have a professional come out and inspect this as it could be the case of some moss/debris stuck in the top of the outlet or the sill which the outlet runs into could be completely blocked.

At least it’s been done properly now and he unblocked the pipe where it was leaking before. There’s to many cowboys out there doing bad work, no offence intended at all..

I suggest a properly installed membrane should not leak as a result of pooling, you should not accept this as an answer absolute bull, most flat roofs will pool to some extent and do not leak
