Sellers removed doors between conservatory and house, should we worry about the structural strength

Hi there, We are currently in the process of buying our first house and have gone through a lot of the process already and are almost at the point of exchanging of contracts. However, it has been highlighted by the current owners that the doors between the conservatory and the house were removed without any building regulation sign off and/or planning permission. We do like the open plan layout, and it was one of the reasons we liked the house initially, however we thought this would have had the correct documentation / checks carried out. We would just like to know what is the best next steps for us to take? Could this be a huge problem in regards to the structure of the house? And, moreover, if we were to sell in the future would this continue to be a problem that we would need to fix in the future? Thanks so much in advance, J

It depends on the age of the house. At a guess, 1970’s onward would have a greater chance of a steel lintel holding both the inner and outer skin of masonry. Prior to this brickwork on the outer skin was often built straight over the timber frame of the window, with a concrete or timber inner leaf lintel and then prior to this an arch for the outer leaf with the inner leaf either having a timber lintel or built over the sash frame. A few different alternatives I’m afraid. But age and any cracking over will give you a good starting point.

From engineering point of view there is absolutely no load on doors or windows, depending on the age of the house there is either steel or concrete lentils used above door frame, therefore you have nothing to worry about structurally

Just because it’s not been signed off doesn’t necessarily mean it’s not been done properly there could well be steels over the opening. Punch a few holes in the plaster board over the opening to see if steels were used. If not then it may be worth getting someone in to get professional advice
