Leaking flat roof

I have a small kitchen extension flat roof that is only 6 years old. ( 9 square metres) Mine and my neighbours were done at the same time so it looks like one roof. Mine leaked badly this week for the first time during a torrential downpour. It came through the centre of the roof into my light fitting and flooded the kitchen floor. I Assume because of the very dry weather cracks appeared. I have had two tradespersons look at the roof and both state the roof is sound, just the mineral felt on top has cracked in places. One of them said he cannot see where the leak is coming from and took pics to show me. Said it would only need a repair and suggested liquid rubber roll on and would take a couple of hours. The other said this is not possible and would need complete re-felt with green mineral and would take a day. This has left me extremely confused. I am a lone, elderly woman and don't want to be pushed into the wrong remedy. Both these companies are on the Trading Standards list of approved contractors. I have just had the quote emailed to me from the one who wants to use mineral felt. Looking at the cost of a completely new roof for a garage which is twice the size of my small extension, this quote is more than that just to re-felt the roof and that is only with 2mm underlay and 2mm top. Oh dear!

Unfortunately mybuilder won’t allow us to tell you prices here on the ask a tradesperson section, I’ve done that before recently and they removed some of my reply to homeowner... However in my professional option as your roof is joined onto your neighbours roof I wouldn’t go with a liquid rubber roof, as it may fail on the lap joining your neighbours roof,it may work but their is a slight risk but it all depends on the fall of the roof and direction of water travel, this is the cheaper and quicker repair of two but I’ve always considered liquid rubber a cheap quick fix for people who genuinely can’t afford a proper repair done. The new torch on bitumen membrane on top of existing is a more solid repair job, personally I would want two layers for a repair job a good quality underlay at least 3mm ideally 4mm thick and a good quality cap sheet at 4mm thick, each layers seams need to have a continuous bitumen bleed out to show it has been heated up enough to fuse together and be water tight, if torch on felt roofs are done to thus standard they last 20/35 years, this option is more expensive then liquid rubber though. The best way to repair a flat roof that has leaked is to rip up and start over again though, this allows you to access the decking and or replace it if necessary, but obviously this is the most expensive option and most labour intensive. Liquid rubber should take half a day/ 1 day, the second option 1/2 days, and the way I’ve suggested 1/2 days. Hope this helps Regards Frankie BT Roofing Services Limited Their is two brands of high performance torch bitumen membrane Id, the first Astroflex 5000 cap sheet 4.2mm thick and Astroflex 4000 underlay 4mm thick these are manufactured by coppernite in Italy which speaks for itself. The other system of torch on I recommend is Britorch cap sheet 4mm thick and IKO premium underlay 3mm thick, these are manufactured by IKO both these systems come with a 20 year, manufacturers guarantee when you go on a new sound decking.

If your Roof is olny 6 years old i would advise you to go back to the Roofing company how did your Roof it should be still under warranty.And they should fix it but if you Dont no the Roofing company a good Roofer would away find the leak and fix it.so no need for a full Roof.

Yes hi you leak is most probably not starting in the middle is more than likely from any upstands against the walls ie flashing with water getting in behind as water leaks on a flat roof can start away from where water is shown underneath.
