EICR certificate / class 2 light fittings

Hello, the house we are selling is due to have an electrical inspection soon, the buyer intends to rent out the property so an Electrical inspection is required. It is an old house and the lighting is not earthed. All the light fittings are class 2. Is this a fail on the inspection or as long as class 2 fittings are used is this OK?

Yes it’s a C3 code but I personally would recommend that the lighting is rewired, due to the fact that if it is going to be rented out, the tenants would want metal fittings put up ( probably) so they might just put them up anyway therefore leaving the fitting(s) un earthed. I know this is not your concern, but seen this happen quite a few times.

This would not be a 'fail' on an EICR as such a classification does not exist. I would grade this as C3 - "improvement recommended", but yes, provided all the fittings (lamp holders and switches and screws) are Class 2 then it would be graded as satisfactory for an EICR. A lack of a CPC (earth) in a lighting circuit may also be indicative of a lack of, or undersized main earth and protective bonding (to gas and water pipes) so this may need investigating as well.

As long as all the fittings are class 2 and there is a lable to that effect in or close to consumer unit then it should be coded 3 which is not a fail but item suggested for improvement

C3 if all class 2 lights and switches. Are you sure it is not installed in an earthed conduit system - sometimes overlooked by some Inspectors . In any case if the lighting circuits date back to the 60s then unless it’s been particularly well installed and maintained I’ll be surprised if there weren’t other issues on either the lighting or other circuits in the installation.
