Water penetrating below or near to windows

When there was a downpour of water back in Feb i noticed damp penetrating below one bedroom window, downstairs window and the window in my living room (again below) Had a penetrating specialist look at it and he seems to think it isn’t penetrating damp. A glazier has said that its too much to be the glass units and he said that its not the lead trays underneath anyway im in the process of having the gable end roof tiles redone (as a new soffit was fitted over the old one and so tiles overhang wasnt far enough) refelt to gable end and the chimney repointed. Theyre removing top 1/2 metre or so of render at the apex as that looked blown but the builder said that the render otherwise looks in good condition. Obviously im hiping the roof and chimney repoint solve the problem but just find it bizarre that most of the damp coming in is below windows? Does it suggest the frames have gone? Or render around the frames is iffy? I am having some of the glass replaced as its blown but could it be the actual frames? This is an older house (1879) Obviously the glass units are upvc and double glazed but they arent overly new. All the damp thats getting in is on the gable end. Had rising damp course. Im just not convinced the overhang of tiles or chimney is the culprit for all of it..

Sounds to me as though the lead trays under the windows have failed or are missing...

Without actually looking at the issue it's impossible to say exactly what is happening, for the age of the property it is a solid brick building,while the render may not be causing the problem directly if it is a cement render it will be holding any water ingress in behind it causing the issue , sorry but without looking all the house as a whole it impossible to diagnose, so far all you seem to have had is a lot of bad advice for the age of the property.

There are two possible causes to this condition: 1) the internal plaster under the window is hygroscopic and becomes or looks wet after rain , 2) The window frame is leaking through the fixing screws into the wall below . It certainly has nothing to do with what’s happening above the windows .

Could be the lead trays or cavity trays need to check that they have not perished
