Repair surrounding brickwork of window

Anonymous user 03/03/2024 - 3.38 PM

So the brickwork around my kitchen windows has degraded quite badly over the years, it's a 100 year old tenement flat with sandstone exterior. Now there are some nasty gaps around the sides of the windows which is letting water damage in around the edges. To repair this properly a stonemason quoted me about 5k to repoint the exterior because I'm on the 3rd floor so scaffolding is needed and I'd rather avoid the cost at the moment. Are there any alternative solutions? What do window fitters do when they go out on a job and find the the foundations are not there to fit a new window properly? I'm considering new windows at the moment but assume I would need to repair the brickwork first... so the overall cost would end up at about 7k which is pretty depressing. I did think about stripping back the plasterboard around the inside and patching the gaps internally but I'm not sure what kind of tradesman would do that. Any thoughts?

Are you a tradesperson and able to answer this question?

Anything worth doing should be done well. Don't spare the cost and end up regretting sub-standard work.

Depends on location of the property and height at repair. You could set up a "boss" tower, making sure stabilising legs are used and its fixed to the wall mechanical (thunder bolt eyelets). As for repairs, mixing lime/sand/ cement to correct ratio and applying a slurry 1st would be the correct course of action.

Previous answer is good. Also anything over 2nd floor will always require scaffolding for health and safety. Unfortunately living in a building of that age will always throw up issues and the only thing to do as in the comment before is to bite the bullet and get it done properly as there is no such thing as an easy fix in these situations and you will keep throwing money at it. After the 3rd time of paying out you will be saying i wish i had just done it properly in the first place.
