Bricklaying & Repointing

Question about our Buyers Survey - chimney breast removed

Anonymous user 28/02/2024 - 3.59 PM

We have just had our Buyers Survey back from a house we are looking to buy. Can anyone shed any light on what possible work may need doing (i know its impossible to say without seeing it) There is a also a small chimney breast in the bathroom but this has been removed at ground floor level within the kitchen, the remaining section is visible by the ceiling. I suspect that there is no support provided for the brickwork above and additional support may need to be provided unless satisfactory proof (for example through a Building Regulation application) can be provided.

Are you a tradesperson and able to answer this question?

Hi this is not good if no support is in place, firstly check the roof to establish if a chimney stack is still in place, if so this needs removal immediately and the roof repaired , this will illuminate any excess weight on existing upper floor breast, and then remove the upper floor breast and replanted wall and repair ceiling and insulation

Not the wrong answer but some Authorities will not accept gallows brackets and will insist on a steel beam, either way I would check with Building Control, tak3 care Pal S Iles Director Weighill Builders Ltd

If possible best way is to step brickwork back to wall gradually and then insert a lintol and pack between lintol and existing brickwork with proper slate and finished how you want it
