Which order to do things and who to hire?

I’m a first time homeowner and I’ve moved into a 1915 mid terrace first floor flat. I’m a bit overwhelmed with the responsibility of homeownership and hyper aware of cracks etc. I had to get my roof replaced entirely in my first month of moving in (negligent survey) and the movement putting in the new roof and water damage of the old roof has caused cracks and damp to appear. I know I need to wait 6 months to patch the cracks, so in the meantime I want to plan my next moves. Can you help ease my mind, knowing I’m a total newby, with my to do list and advise on which tradespeople I will need to contract and in which order? - Front door frame (internal) and all internal door frames need filling and repainting - All walls are uneven from what seems like multiple paint jobs. Some cracks in walls. Unsure if I would need to replaster or just fill and sand? - Missing and damaged skirting boards. - Ceilings have visible water damage (poorly painted and poorly repaired) are cracking (as things dry out) and the trim on the ceilings is also cracked in places. Some ceilings have ripples which I think is from water damage. Would entire new ceilings need to go in or would they be able to be stain blocked and patched? - Floorboards have dinks in under carpet - is this fine or would you lay wood sheets over? - UPVC Windows are from 1996 and temperamental, need repairing - is it possible to get them ‘serviced’? - Brickwork around windows not in best condition and I’m scared if I got new windows they’d need to remove bricks... Is that a thing that happens? How would new bricks be put in and how would they match the current bricks? - Would like to also get a new kitchen and new bathroom but nervous this will also mean potentially replastering behind cabinets / tiles? Which order do you remove everything then do floors, walls, etc? Thanks in advance!

your best bet is start at the top i.e roof secure the property next all external work then with the inside again top to bottom of the house, floors, re wire if nessicarry, then plaster then replace your always better to remove all the defective items seal then rebuild good luck alex

I agree with top down, external first. Also from a Painting and Decorating point of view, leave making good & decoration last. Nothing worse than decorating as you go only to find something else needs doing or works have damaged something. If walls & ceilings have minor defects, these can be filled. However filling is not the same as plastering. If it needs an all over fix, plaster. I generally find getting a professional for each job is best. No one is an expert in everything. Happy to help.
