Intermittent hot water from combi boiler

When I run my hot water to take a shower or fill a bath, sometimes the boiler cuts out and runs only cold water. It doesn’t happen every time and there is no obvious pattern to it, it’s quite random. Sometimes it works perfectly. What I have noticed occurs each time prior to cutting out is the water pressure reduces only for a split second prior to the boiler cutting out. I’m in a top (3rd floor) flat and am first on the water supply so the pressure is excellent. Because it’s so random and the water pressure does flutter for a second could it possibly be that it’s occurring when another flat uses water. Another point I should add is after the boiler cuts out I can faintly hear water filling as if the boiler is filling with water again. Once that finishes the green light comes back on and I get hot water again. There are no problems whatsoever with central heating. BGas have looked and cannot find an issue with parts so I’m at a loss! The boiler does not flash lights or show an error message when this occurs.

Ideally you would need to be standing in front of the appliance to diagnose this fault as it sounds like theres either an intermittent problem with the flow switch/turbine/hall sensor, which may explain the water noise, then once it stops making noises it fires back up. or it could be as simple as a blocked flue venturi, partially blocked plate heat exchanger, faulty combi save valve , hot water pump in boiler if fitted (vaillant), faulty mixing valve in property. But these are all Guesses sadly without inspection i can only list possibilities. When it happens gather as much information from the display or indicators as possible, it goes a long way to helping diagnose intermittent problems. thanks Boiler Doctor Falkirk

It is very difficult to diagnose the fault for not being there at the front of the boiler, Possible faults: Blocked plate heat exchanger causing the boiler to over heat on hot water demand. Low water pressure and flow Intermittently when this happens the turbine does not senses water. Turbine does not spin if the flow is low or pressure. Maybe also turbine is sticking
