Completion Certificates

We have employed a builder who removed two internal walls, fitted a new kitchen and installed a bifold door - which involved extending the opening in an external, load bearing wall and fitting a steel beam. We requested the completion certificate from the builder as we are nearing the end of the job and have been told by them that this not necessary, and if at some point we were to sell the house we should just buy indemnity insurance. We were very surprised to hear this and it makes us quite uncomfortable, but we don't know if this is this normal practise for a job like this, and if not what can we do to get the work certified?

any structural work is generally signed of by building control. supported by a srtuctural engineers report on the size of the beam required.

The builder himself is NOT responsable for providing a completion certificate , as mentioned from another answer , IF your job was done through the correct channels ? You should of had inspections from the local building vontrol to inspect vital stages of the build The dimentions of the steels should of been calculated by a structual engineer and followed It is also so important that the steel is suported on concrete padstones and has the required amount of bearing on either end And also the structure of the wall below the padstones needs to be solid, sound and structually safe And then it will only be your local council building control officer that needs to inspect the work and get the cometion certificate for you

Works should be inspected by building control as works progressed and a final inspection on completion if any electrical works carried out then a minor works electrical certificate needs submitting to b/c
