Smelly downstairs WC issue?

I recently bought a 3 storey town house which is only 4 years old. Since day 1 we have been having sewage smell in our ground floor wc. It gets especially worse when one of the toilets on the floor above is flushed after a dump. No other toilets are impacted (have 4 in total). Called in a plumber previously to make sure that the smell was not due to a broken seal behind the toilet. He opened the toilet up and could feel a lot of air being pushed through the soil stack. He suggested that it might be a faulty vent. I got in the loft found that the stack pipe was not connected to a roof vent instead had an AAV installed. Took off the AAV as reviews online said it was not a good a quality one and tends to break quickly. I intended to change the AAV with a better quality one but didn't get around doing it immediately. For a week the stack pipe was left open in the loft and the smell in the wc vanished. Got a new AAV and installed hoping this will resolve the smell once and for all however the day after I installed a new AAV the smell came back in the wc. Did some research online and decided to join the stack to a spare roof vent (had 2 in the roof) using a flexible ducting pipe. Tried that but the smell remains. The smell tends to remain early morning or when the top floors toilets are flushed. It tends to vanish otherwise. Had another plumber come in and check the drains with cctv. He suggested it might be the sink. He cleaned the sink assembly and made sure all seals were properly installed but the smell still remains. Not sure what exactly is the issue. Has anyone else experienced something similar? How can it be resolved?

your problem lies with the invert level of the bend where your soil pipe joins the drain, ie it is to shallow, this is all down to poor plumbing design, when you flush higher level toilets it plugs up the bend that joins it to drain this can pull water out of low level traps allowing smells into building, this can also cause back pressure in soil stack pushing smells through traps all compounded by an aav that can not deal with back pressure.

Hi unfortunately this could be due to a number of things, however as you had removed the AAV and the smell went away, then it’s obviously pointing to the restriction of air being pulled through the soil pipe. An air admittance valve must be installed so that it is positioned above the highest flood level of the appliances fitted to the pipe - for example, where a washbasin is connected to the pipework, the air admittance valve must be higher than the overflow of that basin. This is to ensure the correct operation of the air admittance valve, otherwise there is a risk that the water seal in the basin's trap may be bypassed. The use of air admittance valves are governed by building regulations (Part H) and they cannot be used in all situations, the regulations should be checked before the use of an air admittance valve - generally speaking, within a normal, two storey house with an existing vent pipe, there will be no problem; fitting within a taller building or a block of flats may be problematic.

Why dont you contact the builder company as you get 10 years guarantee on all new builds. Dont try to sort stuff yourself and put the cost on them to investigate and take remedial action or sue them. Never buy a new build unless it was built by the council because all the cost cutting measures these companies take leaves you with a nice outside look but rubbish fixtures and fittings barely meeting regulations. To late for you I know but pass the message on that the quality of new builds barely meet regulations and are built by using cheap labour so the workers dont care how it's done as long as it works for 5 seconds after the house is completed.
