How long a new flat roof should last? 3 years?

Hello experts, I’m in tricky situation, builder put a new flat roof on the extension along with extension build and house refurbishment. However after 3.5 years, top layer of roof started to crack and some part of roof has become soggy. Builder quotes that they have used elastathane material which failed and not willing to put it right and now asking for half price for new roof, again in less than 4 year. They are saying good luck to test with independent bodies but wouldn’t fix it for free. What’s best way to pursue this claim? I’m wondering how long flat roof lasts? Is Elastathane (rubber paint type material) durable? BTW It was quoted for fibreglass roof but got elastathane roof installed. Didn’t knew this 3 years back. Do I have claim to get this replacement done without cost? Thanks for your help.

Elastathane is comes with a 25 year guarantee.Now there is a two possibility,Either your roofers may not use correct ratio or not doing correctly at that time nor may be it was a manufactured default if is it so you can go for claim.

Even if he gave you a guarantee this day and age to some builders it means nothing The roof should nit really be failing after such short time but if not been installed correctly there comes the problems No you should not have to pay could always try trading standards are possibly get a rep out from the stuff that was put down and get there option see why its failed

Any flat roof should last at least 10 year if done properly I would get the company back out and tell then its there problem they should fix it
