Grade C Listed Building - 4 Bedroom Detached House

I have recently purchased a Grade 3 Listed Building. Its a 4 bedroom detached house. It has considerable space around it. I would like to get an extension done at the rear. Double story extension, in or around 100m2. No fancy designs, simple square shape. Where do I start? Any tradesmen have any experience in dealing with listed buildings in Scotland and also 2 storey extensions?

Check with planning office verbally then appoint a architect to suit

Planning very rarely advise over the phone
Instruct a RIBA Architect with experience in grade and listed buildings. (which you can do via RIBA)
Start with a preliminary enquire.
This is far cheaper than a whole application but you will pay more for the advise of a great architect. You should be able to get an extension on the building but its all about enhancing the property. So architect is key choose wisely it won't be cheap.

As it's a listed building check with all the relevant authorities before comensing with any work .
