Plumbing

Unidentified leak from bathroom into living room

Anonymous user 28/02/2024 - 3.58 PM

Hello I wondered if someone could explain why a leak would come and go over time and also create stains on the ceiling in different spaces really far apart from each other. There is a leak coming from the bathroom, behind the shower area and leaving stains on the ceiling in the living room. Each time we've noticed a patch we've had a plumber come in, and he's temporarily fixed the issue but it's come back eventually. The first repair solved it for about a year, then it started again with small dark spots appearing - if you can imagine a space of around 60 cm and within it, there are about 7 circles, all far apart from each other which I can't understand - why isn't it just one big patch? Our plumber came in again, and then put more filler behind the shower. There was no more visible leaking for 5 weeks, and then it started again, with the same patches getting wider and darker. there are now also a few new spots, very small and again, away from the other ones. The plumber has told us to order a new rim for under the shower screen which he will fit. I am concerned this would be another temporary measure as he didn't spot this as an issue when he came in January. Is there a way to fix this once and for all. How do I know for sure that a plumber is fixing this the best they can and not incurring further jobs - very concerned about how this is getting worse and I'm not sure what to do or how to identify the true cause. thank you

If fitted properly bathroom should give a leak free use for years if not decades. As a plumbers we can fix any leaks as long as we know were it is. Shower door seal is not plumbing issue rather than wear and tear item, like car tires. It is unfair to expect plumber to solve mystery leak as we do not use filler to repair pipes. Perhaps bathroom refurbishment specialist may have opinion about is and why not access celling to inspect from below. Hope it helps

Are the walls tiled or shower boards? You say it put more filler behind the shower! What does that mean? You can’t have a leaking pipe as it would always show on ceiling. I would if there’s no way of seeing what’s going on is to open up the ceiling below and test areas above. Otherwise your going to have rip things out in that room.

I'd cut the damaged section out in the room below. Then run the shower straight into the shower tray to check the outlet alone. If after a few minutes there's no sign of the drip. Start running the shower over the seals. This will determine where thr actual problem exists. It's sometimes better to start a fresh investigation rather than know previous attempts.
